Pacific Heights mansion sets new record for most expensive home ever sold in S.F.

A Pacific Heights mansion has just set a new record for the most expensive home ever sold in the city.

Again.

The home at 2920 Broadway closed during the second quarter for a whopping $43.5 million, according to both Compass Real Estate and city records, which listed the transfer tax at $2.61 million. The buyer was NARF NAS LLC, which was registered in February 2021, and the seller was Redwood SF Holdings LLC, which was created in 2018. No other information on the buyer was available.

Originally built in 1931, the home features seven bedrooms, seven bathrooms, 11,455 square feet of living space and a 5,000-bottle wine cellar.

It also happens to have previously held the record for the most expensive home ever sold in the city after it traded in 2018 for $39 million, according to city property records. Records also show that the Dept. of Building Inspection recently issued a remodel permit at the house on April 8, just a few weeks before the sale was recorded on April 26. The remodel includes the removal of the 1959 rear extension and replacement with a new extension.

Before that it was once owned by the heirs to the Hills coffee fortune — Reuben and Ingrid Hills — who in 2004 listed it for $35 million, a 22% discount off the $45 million price tag they were first marketing it for in 2003. It finally sold in 2005 for $29.9 million.

The San Francisco luxury market — where homes are known to take big price cuts before selling — has recently seen soaring demand. In spring 2021, luxury house sales — those selling for $3 million and above — hit their highest sales volume ever, 70% above the previous peak in spring 2019, according to a June real estate report from Compass.

Some other expensive homes that sold in Q2 include 2590 Green St., which closed for $19.5 million on April 30, according to city transfer tax records, and 1848-1850 Green St., which went for about $13 million, according to city transfer tax figures.

This year, some notable homes have also traded hands, albeit not at Billionaire’s Row levels. The most expensive sale from the first quarter was a new build at 150 Glenbrook Ave., which went for $17.5 million in February. Meanwhile, a seven-bedroom, 11-bathroom home at 2820 Scott St. — once listed at $28.5 million in 2016 — sold in March for $17.4 million.

Some other big San Francisco sales from the Pacific Heights neighborhood in recent years include 2900 Vallejo St., which sold for $27 million in 2019; 2712 Broadway, which sold for $38 million in 2017; and 2950 Broadway for $35 million in 2015.
