Joanne and Roberto de Guardiola extensively renovated the house they sold to a Massachusetts limited liability company.
An extensively renovated house — sliced in the 1950s from a 1924 mansion designed by noted architect Addison Mizer — has changed hands for a recorded $15.25 million in a lakeside neighborhood off Palm Beach’s Billionaire’s Row.
On a dry lot, the house at 12 Lagomar Road was completely rebuilt in an award-winning project about a decade ago by its sellers, interior designer Joanne de Guardiola and her investment banker husband, Roberto A. de Guardiola Jr.
The buyer was a Massachusetts limited liability company, Dahlia Associates LLC, linked to Boston attorney and businesswoman Danielle E. deBenedictus , according to the deed recorded Friday. She and her husband, real estate developer Peter Karlson , have residential ties to Palm Beach, Greater Boston and Nantucket, Massachusetts, where their holdings include The Summer House inn.
The Mediterranean-style house on Lagomar Road had been on and off the market since 2016 with different agencies.
Its most important historical feature is the Mizner-designed wood paneled living room — with 14-foot ceilings and its original fireplace — that was the original mansion’s dining room. On the second floor, the room measures 24 feet by 35 feet and faces a broad outdoor terrace that looks across adjacent property to the Intracoastal Waterway.
Agents Dana Koch and Paulette Koch of the Corcoran Group handled both sides of the sale, Dana Koch confirmed. He declined further comment.

Just south of South Ocean Boulevard’s Widener’s Curve, the irregularly shaped lot measures about three-quarters of an acre with a sharp slope downward from east to west. The property was sold with a beachfront parcel — sliced from the original estate — across South Ocean Boulevard.
With 3½ levels, the house has a townhouse-style layout — designed around a custom-designed eliptical staircase — that includes seven bedrooms and 9,714 square feet of living space, inside and out. Of that total, 6,357 square feet is air-conditioned.
When the de Guardiolas bought the house, which at the time was known as 9 Lagomar Road, it was in disrepair, and Joanne de Guardiola began planning a complex renovation. Because it had once been part of the larger residence, the tall, shallow house was out of proportion with its relatively small lot, she told the Palm Beach Daily News in 2012 .
The couple bought an adjacent parcel to help achieve a more appropriate scale. Courthouse records show the couple paid a recorded $3 million for property on Lagomar Road in 2005, but the records are unclear if that price included both of their purchases.
