Miami Beach mansion sells for $13.5M

A mansion on Sunset Islands in Miami Beach sold for $13.45 million.

Catania Properties LLC, managed by Julio Ernesto Gutierrez Conte and Gabriela Ghilino , a broker with Beachfront Realty, sold the 5,810-square-foot home at 1620 W. 21st St. to 1620 W 21 St LLC, managed by Lori Schiller in Miami. The deal included $9 million in seller financing.

Agnes Gray of the Prestige Properties team at Re/Max Allstars brokered the deal. The price equated to $2,324 per square foot.

Gray said the buyer chose the house because the island has a guard gate, and it’s in walking distance to the restaurants, gyms and shopping of Sunset Harbor. It also has great views of Biscayne Bay and downtown Miami.

“The buyer fell in love with the house from the first sight,” Gray said. “It evokes l’arte de vivre – the art of living, aesthetics and a sense of detail.”

The home last traded for $5.18 million in 2011, so it more than doubled value amid the flurry of luxury home sales in Miami Beach.

It was built on the 8,700-square-foot site along the water in 1990, although it was renovated and expanded in both 1994 and 2007. The home features six bedrooms, 5.5 bathrooms, a pool, a balcony and a dock.
