A glass-covered and architecturally acclaimed modern farmhouse-style home in the famed Hollywood Hills enclave of Los Angeles has just changed hands in a $23.22 million deal, Mansion Global has learned.
Consisting of three parallel gabled structures, the unorthodox six-bedroom home was designed by Standard Architecture and inspired by the vaulted galleries of the Louis Kahn-designed Kimbell Art Museum in Fort Worth, Texas.
In May, it was one of 30 recipients of an AIA Los Angeles Residential Architecture Award.
The jury noted that “through a tripartite arrangement of simple volumes, this single-family residence retains flexibility of use,” and that the “project is an excellent example of controlled and consistent architectural vocabulary on a grand scale.”
The home’s standout architecture was one of the features that most impressed the buyer, and has made the property a landmark for the Hollywood Hills, according to Tomer Fridman of Compass, who had the listing with colleagues Sally Forster Jones and Tyrone McKillen. Mike Kelley “The buyer recognized that this property was a signature trophy home,” he said. “What sealed the deal was its incredibly unique architecture, specifically its balanced contemporary design and livable floor plan, matched with a perfectly sited lot allowing the home to float above the city.”
Documents relating to Monday’s sale have yet to reach public property records, and as such, Mansion Global couldn’t determine the identity of the buyer.
Sitting on a 1 acre promontory and surrounded by palm trees and far-reaching views, the light-filled home is centered around an “astonishing” great room with soaring ceilings and walls of wood and glass, according to the listing.
A slew of upscale amenities are held within the home’s more than 11,100-square-foot footprint, including a home theater, a main bedroom suite with dual closets and remote-controlled shades, a gym, a home theater, unobstructed views from downtown Los Angeles to the Pacific Ocean and a trapezoid infinity pool.
The home was sold by its developer, Viewpoint Collection, who have one other project on the market— a $10.75 million home in Beverly Hills —and three more in development. Mike Kelley The high-end real estate market in Los Angeles is having a banner year, according to Ms. Forster Jones.
“We are seeing more high-end sales now than we have in previous years and I only anticipate this trend to continue,” she said.
Though the majority of luxury buyers recently have been domestic due to pandemic travel constraints, “with restrictions easing, we are starting to see an uptick of international buyers as well,” Ms. Forster Jones added. “This pent-up demand from international buyers coupled with a strong economy make these properties very desirable.”
